Six apartments. Four states. Zero security deposit deductions for lighting. Here's what I've learned.
Rule 1: Never Trust the Overhead
Whatever's on the ceiling when you move in is probably terrible. Turn it off and build your light system from the floor up. Floor lamps, table lamps, wall sconces. The overhead exists for cleaning.
Rule 2: Keep All Original Fixtures
Label every box. Take photos before you remove anything. When you move out, reinstall everything exactly as it was. This has saved my deposit four times.
Rule 3: Warm Bulbs, Always
2700K or 3000K. No exceptions. Cool bulbs make rentals look like offices.
Rule 4: One Statement Piece Per Room
A room with only functional lighting looks like a rental. One statement piece — a beautiful pendant light, a sculptural floor lamp — makes it look intentional. Everything else can be simple.
Rule 5: Invest in What Moves With You
Plug-in fixtures are an asset that travels. I've moved my favorite sconce through three apartments. Calculate cost-per-use, not just sticker price.
